How do I sell an under-construction project when buyers fear delays?
Why the scepticism is rational
Start from the buyer’s side. Across Noida Extension, Greater Noida West and parts of Gurugram, a whole generation of buyers paid EMIs and rent at the same time, for years, on flats that did not exist. That is not a marketing objection to be handled. It is a reasonable prior formed from evidence, and any pitch that treats it as an objection to be overcome will read as insulting.
So the burden of proof sits with you. It is heavier now than it was for the previous cycle of launches. Accept that, and the strategy becomes obvious.
What actually reduces the fear
Publish dated construction updates on a fixed schedule and never miss one. Monthly. Use photographs that include the slab count and something identifiable in the frame. Put them on the project page, not just in a WhatsApp broadcast, so a buyer researching at 11pm finds them without having to ask anyone.
Name your contractor and your funding partner. A recognised construction firm and a visible institutional lender do more for buyer confidence than any amount of lifestyle imagery ever will. If you have a construction-linked plan tied to actual milestones rather than time, say so loudly, because it transfers risk to you and buyers understand that immediately.
Offer a written delay clause with a defined monthly payment. RERA already provides interest on delay, so a clause that only restates the statutory position adds nothing at all. One that beats it is a real commitment. That is worth putting in the ad copy.
Sell the sample flat as a finished product, and finish it properly. A half-done experience centre confirms every fear the buyer walked in with.
Testing whether the message lands
Listen to sales calls. Count how often delay comes up unprompted after the first call. If your construction-update content is working, the objection moves earlier in the conversation and gets shorter. Watch time on the construction updates page as well, because buyers who scroll that page and return to it later convert differently from buyers who only ever see the gallery, and your analytics will show you that split within a few weeks.

You sell it with evidence, not assurance, because every buyer in Delhi NCR has personally watched a project run five years late. Promises are worthless here. Dated construction photography, a named contractor, visible funding, RERA timelines and a written penalty for slippage are the things that actually do the work of convincing someone to hand you money for a flat that does not yet exist. The developers who show the most uncomfortable detail are the ones who get believed.
Never by name. Attacking a neighbouring project drags the whole conversation back to risk and invites a defamation problem. Show your own milestones instead. Let the buyer draw the comparison, which they will do anyway without any help from you.
Serious ones do, repeatedly, and they often send them to a family member who is funding part of the purchase. Casual browsers ignore them. That filtering is useful. The people spending time on those pages are the ones worth a sales call.
