Should I advertise resale or new launch inventory?

Advertise them separately, because they are two different buyers and mixing them in one campaign quietly ruins both. Resale buyers want possession now, a visible neighbourhood and a known price. New launch buyers want appreciation, payment flexibility and a story. Same city, same budget, completely different searches. One shared landing page will underperform for each of them.

Two audiences that look alike and are not

The resale buyer is usually solving a dated problem. A lease ending. A school admission. A parent moving in. They search for ready to move, they want to see the actual flat, and they will decide in weeks, so with price compared against listings on the same floor of the same tower there is very little room to construct a narrative.

The new launch buyer has time. They are often buying a second or third property, thinking about appreciation over a four to six year horizon, and far more responsive to payment plans, early-bird pricing and location upside. Delays worry them. They do not stop them.

Run both through the same ad set and the algorithm optimises toward whichever converts faster, which is nearly always resale. Your launch inventory then starves quietly while the dashboard looks healthy.

How to split the spend

Resale belongs mostly on Google Search and portals, because the intent is expressed as a query and the buyer is actively hunting. Long-tail terms work well. Ready to move 3 bhk in Sector 50 Gurugram. Resale flats near Cyber City. Cheap, specific, low volume, high quality.

New launch belongs mostly on Meta and YouTube, plus branded search once the name has some awareness. Nobody searches for a project they have never heard of, so you have to interrupt them, and that is exactly where pre-launch interest lists, NRI geo-targeting and video walkthroughs of the master plan all earn their place.

Separate landing pages. Separate phone numbers. Separate CRM sources. If you cannot tell which inventory a lead came for, your sales team will default to pitching whichever is easiest to sell.

If you can only fund one

Fund the one with the shorter path to revenue and the inventory you actually need to clear. Resale usually pays back faster. New launch usually needs the marketing more, because nobody discovers a launch by accident. If cash flow is tight, resale first and launch second is the safer sequence, provided you accept that a launch starved of pre-launch demand will need heavier discounting later.

One website, yes. One landing page, no. Give each a dedicated page with its own headline, price band and call to action. Shared pages force the visitor to work out which half applies to them, and most of them will simply leave instead.

Does resale advertising damage my new launch pricing? +

It can. That happens when resale units in your own project are listed well below launch pricing on the same portal, and buyers check. Manage that gap with your channel partners before you scale spend on either side, not after.
