How do I check if a builder's RERA registration is genuine?

If the record does not exist, or the details on it do not match what the brochure told you, then you already have your answer.

How to actually run the check

Open the RERA portal for the state where the land sits. Not where the builder’s office sits. A Gurugram project registers with Haryana RERA even when the developer runs the entire company from a head office that happens to sit over in Mumbai. Find the registered projects search. Paste the registration number exactly as printed, every slash and the year included.

If nothing comes back, do not stop there. Search by project name, then by promoter name, before you conclude anything. Data entry on these portals is patchy, and a genuine project can easily hide behind a single typo that some clerk made two years ago. Two searches, two minutes. Only when both come back empty should you treat the number as fake.

What the record should tell you

Four things deserve a proper read. The promoter name on the record has to match the entity you are actually signing the agreement with, because marketing companies and SPVs are often not the registered promoter at all. The proposed completion date matters next, and it is the date RERA holds them to, not the cheerful one from the sales pitch. The approved built-up area and tower count. Then the quarterly progress updates, which plenty of promoters file late, or thinly, or both.

Check whether the registration even covers the phase you are buying into. Large townships register phase by phase. A valid number for Phase 1 tells you nothing about the Phase 3 tower being sold to you, and this is the single most common gap that buyers miss.

Look at the complaints tab too, if your state publishes one. Read the pattern. A run of orders against the promoter says more about how they actually deliver than any brochure ever will.

Mismatches that should stop you

Registration expired, and never extended. A completion date on the portal that lands years after whatever the sales team quoted you. A promoter entity that shows up nowhere in your allotment letter. A registration that covers fewer towers than the site plan proudly shows. Any one of these deserves a written question to the developer, and the reply should arrive on letterhead, not over a quick phone call that leaves you nothing to hold them to later.

Is a RERA number enough to guarantee the project will finish? +

No, not by itself. Registration means the promoter filed documents and accepted a completion deadline. It does not underwrite the funding, and it does not underwrite the execution. What it gives you is a legal route when things slip, which is genuinely worth having, but a remedy is never the same thing as a guarantee that the towers actually go up.

What if the project is small and claims RERA does not apply? +

Thresholds vary by state. The rough line is around 500 square metres of land, or eight units, though some states set it differently, and below that registration genuinely is not required, which is exactly why you should ask for the plot area and the unit count in writing and then check the threshold against the rules yourself. Get it on paper.
