What is RERA Registration?

RERA registration is the mandatory listing of a real estate project or agent with a state regulatory authority set up under the Real Estate (Regulation and Development) Act, 2016. The project gets a number. That number belongs on your advertising, and the promoter has to publish project details on the state portal, so a buyer can check your claims without asking you anything.

How the registration actually functions

The Act is central. Enforcement is not. Each state runs its own authority with its own portal, forms and timelines, so a developer selling in Gurugram and Noida deals with HRERA and UP RERA separately, two sets of filings, two numbers. Maharashtra has MahaRERA.

The promoter registers the project before marketing or selling it, and publishes the details on the state portal. Approvals, layout, promoter background, project status. Buyers can look all of it up.

For your marketing team the consequence is simple and unforgiving, because the registration number goes on the hoarding, the brochure, the landing page, every Instagram creative and the newspaper strip, not merely the places a compliance officer thinks to check. Agents register separately from projects. A brokerage promoting someone else’s tower still needs its own agent registration.

Common slip-ups in property campaigns

The classic error is putting the number in the website footer and nowhere else, usually because performance creatives get built by a design team that never saw the compliance brief, so forty ad variants run without a registration number anywhere on them.

Second problem: stale numbers. Phase 2 is a separate registration from Phase 1, and marketing reuses the old asset, swaps the render, keeps the old number. Avoidable. Entirely.

Third, promotional copy that outruns what is filed, because if the portal shows one completion timeline and your ad implies something faster, a buyer can compare the two in about ninety seconds. Keep claims tied to filings. Build a compliance checkbox into creative approval. Nobody ships without it.

What this looks like in practice

Take a mid-sized developer launching in Sector 79, Gurugram. Landing page, Meta campaign, Google search ads, hoardings along Sohna Road. Every one of those surfaces carries the HRERA number, and the landing page links straight to the project page on the state portal. That link is worth having, because serious buyers click it and the ones who do tend to be further along than anyone who filled in a form.

Agents working Delhi NCR usually hold registrations across states, so keep one shared document listing every project number and every agent number, updated whenever a phase registers, so whoever builds the next creative is not chasing it over WhatsApp at midnight.

Yes. Agent registration is its own filing, separate from the project registration held by the promoter, so a brokerage marketing several towers in Noida needs its own UP RERA agent number, and that number belongs on the material it publishes.
